- Where is The Parker at Bishop Ridge?
- 800 Comal St, Dallas, TX 75203, in the Lake Cliff historic district: near Lake Cliff Park, about seven minutes from the Bishop Arts District and one bridge from downtown Dallas. More on the neighborhood page.
- How many homes and floor plans does The Parker have?
- 127 homes across 11 floor plans: studios (545 sq ft), one bedrooms (660 to 1,049 sq ft), two bedrooms (1,014 and 1,207 sq ft), and three bedrooms (1,512 sq ft). Every plan has its own page. All 127 are brand-new construction, never lived in.
- What does it cost to apply at The Parker?
- The application fee is $65 per applicant and the admin fee is $100 at move-in. Security deposits run from $200 up to one month’s rent.
- What are the monthly fees at The Parker?
- Monthly fees total $150 and cover internet ($70, Spectrum), technology ($45), trash ($15), pest control ($10), and common area maintenance ($10).
- What is the pet policy at The Parker?
- Cats and dogs are welcome: up to 2 pets, 75-pound weight limit, a $350 one-time pet fee and $25 per month per pet, with no pet deposit. Pet screening runs through PetScreening. The full policy is printed on the pet-friendly page.
- Is there parking at The Parker?
- Yes. The community has open surface parking, and covered parking is available.
- Do the homes have balconies?
- Yes. Every home above the ground floor has a balcony off the living room. The 28 ground-floor homes have a patio or a yard instead.
- What lease terms does The Parker offer?
- Lease terms run 12 to 15 months.
- How do utilities work at The Parker?
- Electricity is billed directly by the provider. Water and sewer are submetered through Conservice.
- Does The Parker accept Housing Choice Vouchers or participate in affordable housing programs?
- Yes. The Parker participates in the Essential Housing Program, with homes at reduced rents reserved for households earning up to 80% of the Area Median Income, and Housing Choice Vouchers (Section 8) are accepted. Details on the Essential Housing page.
